1. I am interested in a property - what do I do?
Please call us or email us, and we will arrange a viewing appointment. Most of the time, we will have keys for access to the property, so we can arrange an appointment there and then.
If you like the property, you may put a holding deposit down so that we can put the property off the market and reserve it for you, while other paperwork is completed. The Holding Deposit will be put towards the actual deposit (please see below).
2. I can't find a suitable property - can you help?

3. How much deposit is required?
A deposit equal to one and a half months' rent will be required, including any holding deposit.
4. How do you do my referencing and are there any charges?
We use the services of Letsure to assess the potential tenants' suitability and affordability. References from previous landlords and employers will be taken as well as CCJ and credit rating checks.
Depending on the circumstances of the potential tenants, there are a number of assessments with various charges as follows:
• Tenant Standard Assessment - £40 per person
• Tenant Comprehensive Assessment - £50 per person
• Guarantor and Tenant Comprehensive Assessment - £60 per person
5. Do you take on people on housing benefits?
Generally, we do not. However, if a suitable guarantor is available and the landlord approves, and also extra deposit and/or advance payment of rent is paid, we will consider it.
6. What is the minimum tenancy length?
Generally, the minimum period of the tenancy is 6 months. However, occasionally a few landlords may be happy to rent out a property for a shorter period for a higher rent.
Unless explicitly part of the Tenancy Agreement, the Tenant(s) must pay all bills (utility, telecommunications, council tax, etc). The contents of the property will not be insured, so it is up to the Tenant to arrange for a contents cover.
8. What happens at the end of the tenancy?
We will carry out a check-out, where we will compare the current state of the property to the state when you moved in. We will make a judgement as to whether there are any damages to the property subject to normal wear and tear. Before we carry this out, all your belongings must be removed and the keys handed over. If we decide that damage has occurred and you are to blame, we will deduct an appropriate amount from the deposit before refunding the balance. Remember to arrange redirection of mail if you require it.
9. Will I get my deposit back?
You will get back all the deposit, provided that there is no outstanding rent and no damage to the property.
